it comes to buying a home, you tend to get seriously involved in the
proceedings. It is a decision based on financial and emotional factors. SO,
while in the process of purchasing a house, you must have gone through the
property’s brochure or builder’s quotation sheet.
The
terms like carpet area, built-up area and super-built-up area are clearly
mentioned for your adequate information. Most of the time, many people find it
confusing to understand, thus are unable to know the differences. If you agree,
then you are not alone.
These
terms play an important role in determining the actual size of your home and
the space that can be of usable value. When you get to know about the details,
it helps you to make wise decisions and in your homebuying process.
Let’s
understand in detail:

The Carpet Area
This area refers to the actual usable space in the
home unit which excludes the walls and the balcony area. In simple terms, it is
the space where you can lay a carpet on the ground. .
It includes the bedrooms, living room, kitchen and
bathrooms and toilets. In its exclusion there are walls, balconies,or common
areas like lifts. lobbies or corridors.
As per RERA regulations, the builders are expected to
reveal the correct carpet area as the buyers will get an accurate idea of the
space they can actually use and own.

The Built-Up Area
This area includes the carpet area and the additional
thickness of walls and balconies. In short, it is the measure of the entire
apartment structure.
So, the built up area includes: Carpet area + wall
area + balcony area.
Typically, the built up area is usually 10-15% more
than the carpet area. The builders quote this measure to make the apartment
side sound bigger but it is not the actual usable space. Homebuyers should be
aware of the actual usable area.that they will be living in.

The Super Built-Up Area
This area includes the built-up area mentioned above
and the additional share of the common spaces of the building. So, the super
built-up area includes: Built-up area + proportionate common area.
The shared common spaces can include lobbies,
staircases, lifts, corridors, clubhouse, swimming pool or gym that is the part
of the entire building property. This figure is used to calculate the saleable area by the
builders, not based on the carpet area.

The Ratio For Carpet Area vs Built-Up vs Super Built-Up Area
To give you a general idea about how the area
configuration works, let us give you a numerical example:
The carpet area: Usable area within walls: 70% of the
super built-up area (approx)
The built-up area: Carpet area + Walls + Balconies:
85% of super built-up area (approx)
The super built-up area: Built-up area + common areas:
100% (approx)
So,
if the builder advertises a 1,00 sq. ft apartment to you, your actual usable
carpet area will be around 700 sq. ft. only.
●
The Verification Of Areas:
You can check for the floor plan for verification as
it mentions the carpet area separately. Other than that, make sure that the
project is RERA registered and is able to declare the carpet area. Later, you
can compare the carpet area with other projects instead of relying on the
advertised super built-up area.
●
What Does It Means For Homebuyers?
Understanding the difference between these areas can prove crucial as and
when you are comparing different properties and negotiating the prices. Knowing
your carpet area helps you to plan the
interiors, furniture layouts, and living arrangements more practically.
Not to forget, the project must be RERA verified and declare the carpet
areas based on the RERA regulations act.
To conclude, many people don’t know the difference between these areas
and they end up buying for areas that are not theirs alone.
So next time a brochure advertises ‘luxurious 2 BHK Homes at 1,000 sq.
ft.,’ make it a point to know that it might not be the space you get inside
your four walls.
