Buying
a home is one of the most financially changing decisions of our life. Apart
from costs incurred and invested into buying a property, there are several
other hidden costs of buying a home that people fail to notice. This can
unexpectedly increase your budget without you noticing it.
The
property buyer mistakes property purchase as the only cost of home buying.
However there are several hidden costs that are overlooked in this process.
Let’s discuss in detail about how the additional costs are overlooked, making
it difficult for buyers to adjust their budget accordingly.
In
order to get a fair idea of the expenses incurred due to additional formalities
between buyer and seller, below are the points that you should keep in mind to
be aware about the hidden costs of buying a home:
● When you are done finalizing
your dream home, the formalities include registration and stamp duty charges.
These are legally required to be followed in order to register the property in
your name.
● Typically these charges vary
across different states in India. So, you need to look over your state
requirements to plan a budget accordingly. There is a separate charge for stamp
duty followed by registration charges because of their different
role in the property buying process.
● The overlooked charges also apply to goods and
service tax (GST) on under-construction properties. While it is exempt for
ready-to move housing properties, under construction houses are liable for
taxes that make for notable changes in your budget.
● The builders charge
maintenance charges for all the members to keep up with the security,
cleanliness, electricity and other service charges. It is a monthly charge
eligible for all the residents of the society. For premium gated communities,
the charges are also liable on amenities such as gym, swimming pool and garden
area.
● The most frequent hidden
costs of buying a home is the parking lot which is usually overlooked by the
buyers. There are additional charges for people buying a house that includes a
parking lot. Some communities charge differently for parking arenas. It depends
upon the type of automobile and how many you own in the housing property.
● The most common property
buyer mistakes include assuming that the recurring costs are over after they
get the possession of your house. But, the buyer has to spend a considerable
amount for further furnishing and interiors while setting up their home. It can
include painting, furniture buying and a modular kitchen set up for their new
house.
● Another long-term expense
that is included in the hidden costs of buying a home is the annual property
tax. After you become a house owner, there are taxes to be paid to municipal
authority of the area, property and local rules. It is advisable to check these
costs in advance to build a better budget plan.
● Another needful process that
is essential in the house buying process includes legal charges incurred for
verifying official documents through lawyers. This assures the homebuyer that
there are no legal discrepancies and the official paperworks are handled in a
feasible manner.
● Lastly, there are costs
incurred if you hire a broker or agent to make the purchase process without any
uncertainties. Hence, brokerage charges are labelled as hidden costs followed
by spending on repairs in the new house such as wiring, plumbing, internet,
water proofing and so on.
Conclusion
Buying
a home requires a lot of patience and understanding of the small costs that
would affect your overall budget. The hidden costs of buying a home should not
be overlooked by the prospective buyer as it tends to strain the already
planned budget due to the unexpected charges that go higher than your budget
expectations.
So,
buying a home is an important milestone and it is advisable to work through
each and every process of home buying thoroughly in order to create a perfect
budget plan for you and your family.
